Central Register
The Spanish land registry and registry of movable assets centralize all the information regarding the owners of the land, real estate or movable assets irrespective of the citizenship of the acquiring person. The combined use of this tool and the information available concerning the beneficial ownership information of every company buying one of these properties have proved to be a very useful tool. This commitment has been turned into ongoing as we 1) we are is still waiting for the V, VI AMLD Transponsition and 2) the Base de Datos de Titularidad Real is only available if you have an agreement with the Consejo General del Notariado.

In Spain, there are two central registers now, one managed by the Notaries (Base de datos de titularidad real) and another managed by the Register's Bar (Registro de Titularidades reales). Nowadays, due to the V and VI AML Directive, the Spanish government is assessing how to unify them or which will be the one that will be transparent in order to transpose the Directive and to follow the best Beneficial Ownership Transparency Practices. This data was originally kept private because considered as personal data (like other many areas in the past) so not available to the general public, with the new EU Directives now this will have to be overcome (nonetheless, there is currently a controversial discussion between GDPR vs V/VI AML Directive on this regard).
